A DRAFT masterplan for around 100 new houses in Chagford has been unveiled by developers behind the project.

CG Fry and Son Builders and Blue Cedar Homes have been working on proposals for development on a parcel of land at Bretteville Field and Bellacouch Meadow in Chagford.

Back in April, the Prince's Foundation for Building Community facilitated a week-long consultation event at the Globe Inn on behalf of the two developers.

The consultation brought together a wide range of stakeholders from a number of different bodies to explore the strengths and constraints of the site. The result of this process was the Chagford Vision Report.

Taking the findings of this report into account, CG Fry and Son and Blue Cedar Homes published their draft masterplan at a public exhibition at Endecott House on Thursday, September 5.

The plan includes around 100 houses for the site, with around 30 to 35 of those being allocated for affordable housing. The draft plan is not a final planning application, and has been designed to give a flavour of any potential development. The masterplan has also been created to generate discussion on the development of the site, and the developers are looking for feedback from local residents.

The plans would see the retention of the fire station, but could see the removal of Northfield Garage, the one place drivers can refuel in Chagford.

David Lohfink, land and planning manager for CG Fry and Son, said: 'The day was excellent, we were open from 11am to 7.30pm, and it was full-on all day. We think around 300 to 350 people turned out, which for a community the size of Chagford, is a fantastic response.

'It is the next stage in a long process, so the majority of people were already aware of these plans, and had an idea of what was coming in this masterplan.

'My view is that generally there was a very positive response from people, which is refreshing for a rural community.

'For any new development, you are not going to get a universally positive feedback, but it went very well, and comments received from residents will help shape the final masterplan before it is submitted to the National Park Authority.

'That feedback is very important, and will help us to shape the final masterplan we submit to the National Park. We are encouraging people to get in touch and share their opinions with us.'

The area was first identified as having potential for development in the 2009 Chagford Design Statement, prepared by the Chagford community.

Dartmoor National Park Authority has allocated the land, which has an area of 3.7 hectares, in its development management and delivery plan document for mixed use development, including a public car park to include provision for coaches, housing for the elderly, other housing, including affordable housing, and an area of recreational open space for community use.

The DNPA requires that any development of the site is guided by a masterplan.
